With quality, cleanliness, and safety still being top of mind for consumers, here are a few key trends for managers and operators to keep in mind as we prepare for the busy rental season:

Demand for vacation rentals continues to grow and is forecasted to rise by 14% in 2022.

Vacation rentals are the fastest growing segment in travel. Customers prefer this accommodation style for many reasons, including the increased space, privacy, and unique locations and property types. In order to capture this unparalleled category growth, property managers must professionalize their operations to compete in the market and meet increased guest expectations.

Cleanliness and safety remain a top priority when it comes to choosing a vacation rental.

According to Breezeway's 2022 Property Operations Survey of over 700 industry professionals and guests:

• 56% of travelers think property cleanliness and safety is the top factor in creating a 5-star vacation rental experience.
• 37% of travelers think that vacation rentals should not relax enhanced cleaning protocols and contactless check-in.

Smart home technology continues to take off in vacation rentals.

As many guests have smart home technology in their primary residence (e.g. 25% of all U.S. households have an Amazon Alexa), vacation rentals must increasingly meet this expectation. Upgrading smart home tech helps hosts and property managers improve the overall experience and deliver better guest service.  Smart home locks, noise monitoring and virtual concierges are all devices to look out for.

'Quality’ is the buzzword of the year. 

With more travelers experiencing vacation rentals for the first time and the line between short term rentals and hotels converging, guest expectations are evolving rapidly. As a result, operators are equipping their properties and staff with more hotel-like amenities and services like, luxury linens, welcome packs, and even airport transfers. These experiences are becoming commonplace in the vacation rental industry.
