Airbnb guests rate their stays on the following categories: overall experience, cleanliness, accuracy, check-in, communication, location, value, and amenities.

Better review scores provide property managers with better placement in Airbnb search results. Improved placement leads to higher occupancy rates and revenue.

Improving quality & quantity

The Breezeway Airbnb Reviews Report reveals that Breezeway clients have seen their average overall review score improve from 4.59 to 4.82 (+0.23%). The improvement in average overall review scores doesn’t come at the expense of portfolio growth. In fact, we found property managers have grown their portfolios by over 450% during the same time period.

Biggest drivers of review improvement

The improvement in average overall review scores is primarily driven by enhancements in the Cleanliness and Value subcategories. Historically, Value has been a challenging subcategory for hosts to influence. However, rather than lowering prices, hosts can improve the perceived value by enhancing the overall guest experience.


  • Accuracy review score increased from 4.70 to 4.85
  • Check-in review score increased from 4.77 to 4.87
