How Mojo Rentals Scaled Its Vacation Rental Operations on the Costa del Sol with Breezeway and Avantio
Mojo Rentals is a vacation rental agency located on the Costa del Sol that manages more than 80 properties. As its portfolio grew, the team needed a more structured and reliable way to coordinate daily operations without sacrificing agility or professionalism.
The Situation
Before implementing Breezeway, Mojo Rentals managed its operations in a very manual way. Cristina, who launched the project on her own in 2018, recalls that everything was handled on paper, over the phone, and via WhatsApp. As the team grew—with a customer service department, two managers handling landlord relations, a maintenance coordination sub-department (Freesys), and an in-house cleaning team—that way of working became increasingly complicated.
Communication flowed through informal channels, leading to misunderstandings, messages getting lost in endless WhatsApp threads, and little visibility into the actual status of each task or issue. In a business where owner trust depends on traceability, this lack of structure began to take its toll.
The Solution
Mojo Rentals was introduced to Breezeway through Avantio, its PMS and channel manager. After evaluating it on several occasions, the team decided to implement it when it was managing around 60–65 properties. Today, with more than 80 properties in its portfolio, Breezeway has become the backbone of its operations.
The platform allowed them to centralize the management of cleaning, maintenance, inspections, and team coordination into a single system, replacing WhatsApp threads and informal communication channels with clear, assignable, and documented workflows.
The Results
Documentation and Traceability: The End of Misunderstandings
One of the most noticeable changes for Mojo Rentals was the shift from scattered communication on WhatsApp to having every incident documented on a clear timeline. Today, when something breaks or an incident occurs, it’s recorded with photos—taken before and after each cleaning—with an assigned person responsible and full traceability.
This allows the team to identify exactly when a damage occurred and decide, for example, whether or not to charge a tenant’s damage deposit. Keys, which used to get “lost” in WhatsApp messages, now have their location documented with a photo. Landlord management has also become more robust: every action is recorded, which reinforces the professionalism of the service and builds the landlord’s trust.
Real Control Over the Cleaning Team’s Time and Resources
Running an in-house cleaning company involves significant operational responsibility: knowing where each person is, how much time they spend at each property, and how resources are allocated. Before Breezeway, that visibility was nearly impossible.
Today, the team knows exactly how many hours are spent at each home. If two people enter a property at 9 a.m. and leave at 10 a.m., the system records those 4 hours of work. This information has become a key input for the cleaning company’s annual budget and for optimizing human resources management.
In addition, the cleaning manager can provide specific instructions through the platform—such as how each homeowner prefers their cushions arranged, complete with a reference photo. These small details prevent dissatisfaction and raise the standard of service.
Team Adoption of a Centralized System
One of the most common concerns when implementing a new tool is how the team will react. At Mojo Rentals, the cleaning team spans a wide age range, from people in their 40s to a 67-year-old woman working alongside them. Even so, adoption was successful.
“Simply put, the sooner you commit to the change, the sooner you’ll implement it. If you decide to make the change, involve the team, and say, ‘From now on, unless it’s listed in Breezeway, we won’t do it,’ the team will adapt.”
According to Cristina, the onboarding process was easier than expected, largely thanks to the support from the Breezeway team and the clarity with which the change was communicated internally. Even the external maintenance provider was trained and now reports directly through the platform.
Integration with Avantio: Essential Synchronization
The integration between Breezeway and Avantio is, in Cristina’s words, essential. All information from the PMS and Channel Manager is automatically synced to Breezeway, keeping the housekeeping team and other departments in sync without any manual effort.
“I can’t imagine not being integrated with Avantio. After all, all the reservations are imported there, and that’s what helps the housekeeping team and everyone else.”
This synchronization eliminates data duplication, reduces errors, and allows the team to focus on execution rather than on coordinating between systems.

Perhaps Breezeway’s most profound impact on Mojo Rentals isn’t measured in hours or properties, but in what it enables the management team to do: focus on growing the business rather than putting out operational fires.
