This quarter, we focused on giving teams more control over access, a smoother guest experience across every touchpoint, and smarter tooling for service providers and operations. Here's a look at what we launched in Q2.
⚙️ Operations
Automated Workflow Enhancements: New scheduling controls give you more precision over when tasks trigger.
- Require a property to be vacant for a set number of days before a task fires, so deep cleans and inspections only kick off when they're actually needed
- Recurring tasks can now automatically move to the next open day or skip altogether if the property is occupied
- Fewer wasted trips and less manual rescheduling across your team
Subdepartment Selection in Reported Issues: When reporting an issue on desktop or mobile, you can now select a subdepartment at the time of creation.
- Categorize issues accurately the first time, without navigating back to update them
- A subdepartment dropdown appears below the Department field — optional, and only shown when subdepartments exist
- Controlled by a new global setting, disabled by default; admins can enable it in General Settings
Smart Task Estimate Indicator Improvements: The Smart Task Estimate indicator now stays visible in the task details view so it's always clear when a time estimate was auto-calculated.
- Quickly see whether an estimate was set manually or auto-calculated, without guessing
- Restore the smart-calculated value in one click if you manually clear it
- On mobile, view, toggle, or override the estimate from within any task in the All Tasks view
Italian Language Support: Breezeway now supports Italian as a platform language, available to all users across web and mobile app.
- Expands accessibility for Italian-speaking property managers, service providers, and team members
- Joins existing English, Spanish, and French language options — select Italian from your language settings to get started
🌟 Guest Experience
Guest ID Verification: Available to Guide and Messaging clients, Guest ID Verification lets property managers verify guest identities and review background checks directly in Breezeway — powered by Autohost, with no third-party portals required.
- Reduce fraud and prevent bad bookings before guests arrive
- Protect sensitive property info and access codes until verification is complete
- Three tiered verification levels (Core, Enhanced, Advanced) billed per verification on your monthly Breezeway invoice
- Verification status is visible across Reservations and Messaging with filtered views for quick follow-up
- Targets and conditions let you require verification only for specific booking types, skip re-verification for returning guests, and more
Guide: Italian Language Support: Breezeway Guide now supports Italian, giving property managers a new way to deliver a localized arrival experience for Italian-speaking guests.
- Improve the guest arrival experience by delivering Guide content in their native language
- Reduce inbound questions during stays with clear, accessible information guests can actually read
- Strengthens positioning in European markets — when a guest's language preference matches Italian, they automatically receive the Italian version
Guide Search Page: Upsell and Local Recommendations Widgets: Upsells and local recommendations now surface directly on the Search page in Guide, so guests can find what they're looking for without navigating the full guidebook.
- Reduces inbound guest questions by surfacing content guests already have access to but struggle to find
- Increases upsell discoverability, creating a direct revenue opportunity
- No additional setup required — widgets automatically reflect existing Guide content, and clicking jumps guests directly to that section
💬 Messaging
Messaging Conversation List Refresh: The Messaging conversation list has been updated with richer at-a-glance context so you can understand where each guest is in their journey without opening every thread.
- Pre-stay, in-stay, and post-stay indicators plus stay dates appear directly in the list view
- Guest ID Verification badges show verified, pending, flagged for review, or not required status right in the list
- Airbnb, SMS, and WhatsApp channel indicators are back in the list view based on client feedback
- On larger desktop screens, the contact flyout defaults to open so conversation summaries and reservation history are always visible
Airbnb Message Reactions: Airbnb message reactions from guests and hosts are now surfaced directly in your Breezeway Messaging conversation thread.
- Catch silent-but-meaningful guest signals — like a reaction confirming they received check-in details — without switching to Airbnb
- Each reaction entry displays the emoji and a quote of the original message it was applied to
Line Break Support in Messaging: You can now add line breaks in the Breezeway Messaging input field, for both manual replies and auto-message templates.
- Send structured, well-formatted guest messages that are easy to read
- Use Shift + Return to insert a line break — applies to both manual replies and auto-message templates
🔒 Smart Lock Management
Bulk Code Creation: Users can now generate access codes for multiple properties and locks at the same time from the Devices page, eliminating the need to create codes one property at a time.
- Saves significant time for teams managing access across large portfolios
- Reduces repetitive property-by-property work when setting up codes for vendors, cleaners, inspectors, or internal teams
- Multi-select on the Devices page lets you apply a single code — including name, schedule, and custom code — across all selected locks in one submission
Reservation Access Code Grace Periods: Vacation rental managers can now configure grace periods for auto-generated reservation lock codes, giving guests a buffer window before check-in and after check-out without any manual adjustments.
- Reduce guest friction caused by arriving a few minutes early or needing extra time to check out
- Eliminate manual lock code updates tied to tight access windows
- Grace periods are configurable separately for code activation before check-in and expiration after check-out — applies to auto-generated codes only
Auto-Update Access Code Window: When a reservation is updated with a new start or end time, Breezeway now automatically adjusts the active window of any already-generated smart lock access code to match.
- Eliminate access gaps caused by early check-ins or late check-outs
- The code value stays the same — only the timing updates
Smart Lock Status Language Updates: Lock status labels have been updated to more clearly reflect a lock's actual connection state.
- "Offline" is now Disconnected, accurately reflecting an internet connectivity issue distinct from offline lock functionality
- "Device Account Disconnected" is now Access Expired
- Status icons have been added next to each lock state for improved visibility across banners, notification settings, and lock status displays
🛠️ Breezeway Service Network
Service Provider Improvements: Three targeted improvements make working relationships between service provider companies and offering companies smoother.
- Parent company admins can invite service provider companies to set up payouts directly from the payments invite modal
- Service providers working with multiple offering companies can now filter tasks by offering company across the Tasks and Schedule pages
- Service provider admins can now initiate comments and @mention contacts from an offering company on shared tasks, without being tagged first
Shared Property Schedule: Service providers can now see a unified view of properties where they've been assigned work, directly in the weekly property schedule.
- Reduce context switching across multiple clients and tools with a consolidated view of assigned work
- Assigned tasks and linked reservation blocks with limited info are visible in this view
- VRM companies can enable a new "Reservation calendar access" setting to share additional reservation context with their service providers
🔐 Platform
Two-Factor Authentication: Remember This Device: When completing two-factor authentication, you can now check "Remember this device" to skip re-verification for 90 days on that device.
- Reduce login friction for trusted devices without compromising account security
- Available on web and mobile — fully opt-in, the checkbox must be actively selected
