Controller: From Task Management to Business Management

Ask any property manager, regardless of portfolio size, what's hardest about the job, and it usually comes down to the same thing: paying attention to everything, all the time. A device that needs a battery change. A cleaner who's now double-booked because a reservation changed. A maintenance issue that's about to become a bigger one if nobody catches it this week. Somebody has to notice all of it, and that job never really stops.

The shift: proactive, not just automated

Most operational software to date, including a lot of what we've built ourselves, has been about making it easier to do the work once you know what the work is: digital checklists, inventory tracking, inspection workflows. That's real progress over paper, but it still depends on a human noticing the problem first.

The next step is a system that notices first. Controller will continue to add more skills — reads signals across a property, like a device reporting a low battery or a maintenance history suggesting a part is due for service, and creates the right task automatically, assigned to the person who'll actually be on-site to handle it. It surfaces that risk in a ranked feed, each item with a recommended next action, instead of leaving a manager to piece it together from a dashboard. Out of the gate, that will cover a defined set of patterns. Over time, it should be able to do significantly more, because the more operational history a property has, the more it can reason about on its own — grounded in your own operating standards and each property's history, not a generic model trained on someone else's portfolio.

Recommends and waits; a person always acts

The point isn't to remove people from the loop — someone still has to do the actual work in the field, and that's not going away. Right now, Controller recommends and waits: it surfaces the best-fit assignee and the right next step, but a person still decides. The point is to remove the constant, low-value vigilance: is everything on track, did anything slip, who needs to be reassigned. When the system is reliably catching that, a manager's time shifts from watching the schedule to actually managing the business: the people on their team, the relationships with owners, the guest experience.

That shift shows up in small ways before it shows up in big ones. Instead of spending a morning chasing down whether a turnover is on track, a manager gets to call a departing guest just to check in, or leave a personal note for the next one. That's not automation for its own sake — it's the administrative noise shrinking so there's room again for the human side of hospitality.

That's the real reframe here. This isn't just software to get tasks done. It's software that manages the operation so a person can manage the business — not a system your team keeps up to date, but one that does the work alongside them.

We've been thoughtful and deliberate about how agents work in the platform. Guest communication and property operations are too consequential to get wrong, so this is being introduced carefully, one capability at a time, as it earns the right to be trusted with something this operationally sensitive. But the direction is clear, and it's the floor, not the ceiling: less time spent watching for problems, more time spent running the business those problems used to interrupt.
