As we move through 2026, we've been focused on building features that make your day-to-day operations smoother, your guest experience more polished, and your team more efficient.
Here's a look at what we launched this quarter.
Operations ⚙️
Additional Departments: Breezeway now supports 14 additional department types beyond Cleaning, Maintenance, and Inspection, at no additional cost. Whether you're coordinating a Concierge team, managing Property Services, or organizing work across specialized functions, you can now build a department structure that actually reflects how your operation runs. Teams see only what's relevant to them, workflows get cleaner, and your operations stay consistent as your portfolio grows.
Automated Workflow Enhancements: You now have more control over when tasks get scheduled. For new reservations, you can require that a property has been vacant for a set number of days before a task triggers, so deep cleans and inspections only kick off when they're actually needed. For recurring tasks, you can now have them automatically move to the next open day or skip altogether if the property is occupied. Fewer wasted trips, less manual work.
Smart Task Estimates: Breezeway automatically calculates estimated task times based on the last 90 days of completion data, surfacing those estimates on individual tasks and in User Planning so schedulers can make faster, more confident decisions about daily capacity.
Internal and External Property Names: Admins can now set a separate guest-facing name for each property so structured internal naming conventions stay intact for your team while guests see a clean, polished name across Guide, Messaging, Upsells, and Guest Verification.
Guest Experience 🌟
Guide Updates: A handful of improvements landed in Guide this quarter, including an increased local recommendations limit (100), more accurate bedroom and bathroom counts pulled directly from your property elements, half bathroom support, a clickable navigation address that opens your guest's native maps app, labels added to mobile path icons, an updated "Get Started" button to reduce guest confusion, and a language selector now visible on every Guide page for properties with Automatic Translations enabled.
Duplicate Upsells: Admins can now duplicate any upsell directly from the list page, carrying over all targeting and condition settings, with the copy automatically saved as inactive so it won't go live until you're ready.
Guest Verification (Coming soon) Guest ID Verification is coming to Breezeway, giving property managers a smarter, safer way to screen guests before every stay. Powered by Autohost, the verification process triggers automatically when a reservation is received, and guests only gain access to guidebooks, entry codes, and sensitive property details once they're verified. No extra tools, no manual screening, no disconnected systems. Everything stays connected inside Breezeway, so your team always has full context and every property stays protected.
Smart Locks 🔒
Multiple lock support: Admins can now associate multiple smart locks with a single property and assign locks at the building level for shared entry points, with access codes automatically syncing across all connected locks so guests and service providers always have one consistent code that works at every door.
Breezeway Service Network 🛠️
Service Provider Marketplace: Breezeway launched the Breezeway Service Network, a marketplace built directly inside the platform to connect vacation rental managers with vetted local cleaners, inspectors, and maintenance professionals across the Florida Panhandle. Find the right people, share the details, do the work, and get paid, all in one place. Service providers can start building their profile today to get ahead of the launch.
