The Results
Maximizing efficiency with task automation
One of the main advantages Azevedo has experienced from implementing Breezeway is the ability to view what’s going on at all 350+ properties in one place in real-time. On average, Host Wise conducts about 80 turnovers per day, resulting in more than 15,000 cleaning tasks completed every six months with Breezeway. In addition, with improved team communication, their staff has also been able to manage 200 last-minute field tasks per month, with 90% of these tasks completed within 48 hours.
Although this is a lot to manage, Azevedo says, “Breezeway + Beds 24 makes it really easy.” Breezeway centralizes all relevant information, including reservation information from their PMS, Beds24, offering a clear and structured view of daily operations, which allows Host Wise to operate a more efficient business.
With Breezeway’s task automation features, cleaning, preventive maintenance, and inspection tasks are automatically generated and assigned to the right person at the right time. Azevedo can now spend 30 minutes per day reviewing the schedule for an entire week, rather than several hours per day manually creating schedules and messaging cleaning and maintenance staff.
Maintaining high-quality standards with customized checklists
In order to maintain Host Wise’s high-quality standards, staff complete specific checklists based on their task, the property, and the length of stay to ensure no detail is neglected, resulting in superior service. For example, if an arriving guest has reserved a long-term stay Breezeway automatically assigns a cleaner a deep cleaning task with a specific deep cleaning checklist prior to guest arrival.
The best part about Breezeway checklists for Host Wise is the documentation and photographic proof. With built-in photo uploads, staff can document each inspection and cleaning with detailed photographic records. These photographs serve as visual proof of the state of the property, which is essential to protecting owners’ investment, especially in cases of demanding guests, damage claims, and refund requests.
With Breezeway, Host Wise has increased its success rate by 5.53% in refund resolution, including cases of cleaning damage, general damage, and structural damage. This success is the result of precise documentation and photographic proof that allows us to resolve disputes effectively.
Improved team communication for better guest experiences
