Canbnb finds a scalable STR cleaning and maintenance solution with Breezeway + Hostaway
Canbnb manages 183 properties in Canberra, Australia, and is focused on providing exceptional service to guests and owners. We spoke with Dan White, Canbnb’s Founder and CEO, to understand how Breezeway has been pivotal in the company’s growth.
The Situation
Canbnb tried several different operations tools before Breezeway but kept growing out of them due to a lack of development and functionality for their team as they added more properties, staff members, and locations. With an expanding business, they needed a solution that would grow with them and allow their teams to create 5-star experiences for guests and owners.

Breezeway fit all of their operational needs for their growing business and integrated seamlessly with their existing PMS, Hostaway. Breezeway helped their teams establish interconnected cleaning, inspection, and maintenance processes that allowed for efficient and effective team collaboration.
The Results
Connecting cleaning and maintenance departments
Before Breezeway, Canbnb had used several other cleaning automation tools, but these tools could not keep up with the growing pace of the business. Dan notes that “as you grow, maintenance becomes more and more of an issue,” which their previous tools did not have a solution for.
In looking for a new solution, Dan says, “I asked around and the feedback from everyone was that Breezeway is the best cleaning and maintenance software in the industry so we jumped on board and we’ve been happy ever since. The integration between Breezeway and Hostaway was also really key for us.” By connecting Breezeway and Hostaway Canbnb saves time by automatically scheduling cleaning and inspection tasks based on reservation dates for all 183 of their properties.
Since switching to Breezeway, Canbnb established a cleaning and maintenance program that is sustainable, scalable, and seamlessly integrated across departments. They now have a system where anyone on the team can report issues through the Breezeway platform. For example, cleaners can identify a maintenance problem, and create a reported issue with a photo and description of the issues, which can then be assigned as a task to the right person to triage the issue quickly and without back-and-forth questions or confusion.
Having each task assigned to a specific person has improved team communication. Now, there is a specific person to reach out to for a status update if a task isn’t moving. This has also improved accountability and is motivating the team to resolve issues and reduce their number of tickets. Dan says that being able to track the number of outstanding maintenance tickets at a glance has been the most impactful feature since implementing Breezeway.
User-friendly mobile app and digital checklists
Canbnb works with contract cleaners, so Breezeway has been essential in creating a consistent turnover process that meets the company’s brand standards no matter who is cleaning the property. Canbnb has created a unique cleaning checklist for each property with detailed instructions and photos of exactly how each property should look before guests arrive. With Breezeway’s mobile app and checklists Canbnb’s cleaners can access this information to ensure high-quality work every time.
In addition, these checklists required cleaners to upload photos showing everything done and ready for guest check-in. This photo documentation has been a game changer for Canbnb when reviewing damage claims. Having photo evidence of what the property looked like before and after a reservation makes it easy to identify who may be related to that specific property damage or missing item, which helps resolve issues faster.
Dan adds, “Our cleaners have been really impressed with the speed of the Breezeway app. It doesn’t slow them down or hinder them from doing their job in any way.”
Scaling with property insights
Breezeway continues to help Canbnb as it scales by providing property insights. An important part of Canbnb’s growth is to evaluate and optimize its property portfolio every year to focus efforts on its most profitable properties and cull problem properties.
Breezeway Insights helps to identify problem properties by providing insight into which properties have the most reported issues and recurring problems. From there Canbnb can evaluate operational costs to make the best decisions for their business.
