From Google Sheets to automation: A turning point

Before Breezeway, Bonnie and a Broom managed scheduling manually using individual Google Sheets for each property. Hosts were responsible for entering their arrival and departure dates, and Logan’s admin team would then create and assign cleaning tasks by hand. While this system worked when the company managed only a handful of properties, it quickly became unsustainable for both Admins and their Airbnb clients.

Now, thanks to Breezeway’s iCal integration, every guest reservation automatically generates a cleaning task. These tasks are assigned to cleaners based on auto-assign rules, drastically reducing the need for admin intervention. “If we were still doing it manually, I’d probably need a full-time person just to create cleanings,” Logan said.

Not only does this save time and labor costs, but it also reduces the potential for human error so there’s no more missed cleanings or last-minute scrambles. With tasks synced to live reservation calendars, the team can rely on a system that’s always up to date and scalable. Admins can now focus their time on client satisfaction and business growth rather than being stuck in scheduling logistics.

Cleaner accountability without micromanagement

One of the biggest operational improvements since implementing Breezeway has been how Bonnie and a Broom manages its 25 contract cleaners. Before, cleaners often had to reach out for basic information, like check-in times or property-specific instructions. These questions were routed through Slack, creating extra back-and-forth for the admin team and leading to frequent communication gaps. “They were constantly asking us for information we had to dig up manually,” Logan said. “Now that’s all centralized in Breezeway.”

Today, cleaners receive automatic job assignments with all the details they need: arrival and departure times, estimated task duration, and property notes. Cleaners can accept or decline tasks in Breezeway based on their availability and receive automated reminders to complete their assigned work. Each cleaning task includes a comprehensive checklist of over 60 required items, along with custom fields for property-specific instructions provided by owners (like watering plants or checking the hot tub).

While some cleaners were initially resistant to change, Logan explained that many now prefer Breezeway. “One of our toughest-to-please cleaners told me Breezeway was significantly better than what we were using before,” he said.

Operational confidence and quality assurance

Another major transformation for Bonnie and a Broom has been in the area of quality control. Early on, Logan invested in a second layer of quality checks by hiring inspectors to visit homes after every clean to catch missed items before guests arrived. But that extra layer wasn’t scalable, especially as the company grew. “Now we rely heavily on photos from Breezeway. We’ve been able to reduce quality control inspections and save money by requiring specific photos and sign-offs at each clean,” Logan said.

Breezeway’s detailed checklists and task tracking features have helped the team prevent issues before they reach guests or hosts. The last item on every checklist asks the cleaner to sign off that the property is fully guest-ready. “Cleaners are much more likely to double-check their work if they’re signing their name to it,” said Logan. With this process in place, Logan’s team has drastically reduced the number of issues and complaints. In fact, out of more than 1,000 cleans last year, only one resulted in a less than 5-star review, a nearly perfect track record that Logan proudly attributes to both his team of quality cleaners and Breezeway.

Additionally, Bonnie and a Broom has begun using Breezeway’s issue reporting tools more actively. Rather than communicating problems through Slack or text, cleaners now upload photos and comments directly within the Breezeway task. The admin team then reviews and refines the message before tagging the host, ensuring professionalism and accuracy. “It eliminates the game of telephone and helps us maintain high-quality communication with clients,” Logan said.

Ultimately, Breezeway has helped Bonnie and a Broom achieve the consistency and professionalism of a much larger company. Breezeway is Bonnie and a Broom’s competitive advantage. “I don’t think we have better cleaners than everybody else in all of Arkansas, but I do think that Airbnb hosts choose us because we are very tech-focused. Breezeway gives hosts a lot of peace of mind. They don’t worry about us missing a clean because they know it’s all automatic, they don’t have to send us a screenshot of their reservation, so that’s a huge selling point for us.” Logan said.

I could not imagine running my short-term rental cleaning business at the scale we are without Breezeway. If Breezeway shut down tomorrow, I’d be in big trouble. That’s how you know it’s a good product.
