As the year comes to a close, our Q4 updates reflect a continued investment in smarter automation, stronger AI-powered communication, and more proactive property operations. These enhancements help teams move faster, stay organized, and maintain high standards, whether managing last-minute bookings, coordinating staff, or supporting guests across every channel.
Here’s a look at what we launched in Q4:
Smart Lock Management 🔐
Manage smart locks directly in Breezeway: This new product allows you to tie access data back to operations for more efficient work and better stays.
- Real-time lock visibility: See whether a lock is locked or unlocked, online or offline, and view battery levels directly in Breezeway.
- Automated access for staff and vendors: Unique, time-bound access codes are automatically created when tasks are scheduled, and they expire at the end of the task.
- Smooth guest check-ins: Guest-specific access codes are generated automatically based on arrival and departure times and can be shared via SMS, WhatsApp, or Guide.
- Proactive device health monitoring: Automatically create tasks when batteries run low or when locks go offline for more than 30 minutes.
- Manual access controls: Create manual access codes as needed, set custom access windows, and remotely lock or unlock properties in Breezeway.
- Complete access history: Access logs, code activity, and connection history are all available in one place for added visibility and security.
Operations ⚙️
Automated Workflow Enhancements
- Enhanced Workflow Filters & Targeting: Create more precise automated workflows through expanded property filtering by Group, Building, and Tags with multi-select, giving you greater control over which properties trigger each workflow.
- Name Filter in Task Lists: Easily identify which tasks were created by a specific workflow using the new Workflow filter on the All Tasks list. Perfect for troubleshooting or bulk-managing automation-created tasks.
- Last Day of Month Scheduling: Set recurring workflows to run on the last day of every month, no more separate workflows for 28-, 30-, and 31-day months. Ideal for end-of-month reporting, billing, and operational tasks.
- Extended Reservation Scheduling Window: You can now schedule reservation-based workflows up to 60 days before check-in or 60 days after checkout.
- Last-Minute Booking Support: Keep automation running smoothly regardless of booking timing. New flexibility to Automated Workflows ensures important tasks are still created when reservations are booked close to check-in.
Reservation Updates Email Alert
Stay informed when reservations change. Receive email alerts when reservations are updated or deleted—no manual checking required.
Bulk Edit Properties Update
More control when editing in bulk. Bulk property edits now include Save and Cancel buttons for an added layer of confirmation.
Cost Notes in Task Reports
More transparency, when you want it. Toggle cost notes on or off for task reports at the task or default level.
Owner Management Enhancements
More flexibility for owner reporting. Customize delivery schedules, control cost note visibility, and send reports on demand.
Messaging 💬
Auto-sentiment and Guest number display
More visibility, less digging. Toggle AI sentiment detection on or off with full history tracking, and quickly copy guest phone numbers without leaving the reservation view.
Messaging History Event & Smart Task Improvements
Better oversight and smarter task creation. Track when conversations are opened or closed, and keep AI-generated task summaries intact when using templates.
Send message from reservation
Start or continue guest conversations directly from where you’re already working, removing extra steps and reducing context switching between Reservations and Messaging.
Team and Owner Messaging
Keep conversations with guests, owners, staff, and vendors organized in one place. These improvements help teams cut down on scattered texting, stay aligned, and track work more efficiently.
Airbnb Channel Filter
Focus on Airbnb messages instantly. Filter your inbox to view only Airbnb conversations and route them to the right team members faster.
New Auto Message for Imported Reservations
Start guest communication the moment a booking hits Breezeway. Automatically send “Thanks for booking” and other early messages as soon as reservations are imported from your PMS or CSV.
Editable Property Selector on Task Creation
Create accurate tasks from Messaging. The property field now pre-fills, but stays editable, when creating tasks from Messaging so users can quickly select the correct property and ensure tasks go to the right team.
Messaging on Mobile Web
Stay responsive and productive wherever you are. Access the complete Breezeway Messaging experience directly from their mobile browser — bringing powerful desktop functionality to teams on the move.

One code, zero extra logins. Automatically pull Vacasa-issued access codes into Breezeway tasks to keep teams moving.

Upsell Notifications Now Include the Upsell Name

Upsell Targeting Improvements
Includes + Excludes: Target upsells with precision. Combine “Includes” and “Excludes” to deliver the right offers to the right guests.

Customize Assist coverage by channel. Set different handling hours for calls and messages based on how your team operates.
