Smarter Tools, streamlined ops, and more control.

At Breezeway, our mission is to make property operations smarter, faster, and more guest-centric. This past quarter, we rolled out some of our most impactful updates yet, enhancing how you message guests, assign tasks, manage your team, and drive revenue.

Let’s take a look at what’s new and what it means for you.

Major Launches 🚀

Intelligent Messaging is here! We gave Breezeway Messaging a serious upgrade, powered by AI and designed to save you time, reduce manual work, and elevate the guest experience. These five new tools connect messaging to your operations so you can focus on the guest experience.

Smarter Messaging, powered by your property details: Your property info is more powerful than ever. Smart Replies now pull from your custom property fields to craft more accurate, tailored responses for guests. And with Blueprint, your centralized hub for storing all property preferences, instructions, and details, your team and tools stay aligned. Now available to all Messaging and Assist clients.

Operations ⚙️

User Availability is now live! Now it’s easier than ever to know who’s available to work and when. Admins can now choose to allow different user roles to set their own schedules right from the app or website. Whether someone works the same days each week or has a different schedule every time, Breezeway will show when they’re available. This makes it easier to assign tasks without all the guesswork.

Task Reordering in
User Planning
Drag and drop tasks on the User Planning page to set the right order for your team. It’s a quick way to make sure the most important work gets done first.

Paused Task Filter
If a task is paused because of an issue at the property or waiting on a part, you can now easily find it with a new filter. This makes it easier to track and keep things moving.

Improved Invite Flow
We made it clearer whether someone you’re inviting should be a team member or a service provider, so you can choose the right role from the start.

Rename Payment Methods
Label your payment accounts with names and emojis that make sense to you so it’s faster and easier to pick the right one when paying for tasks.

Two-Factor Authentication (2FA)
Add an extra layer of security to your account. When turned on, you’ll be asked for a code sent to your email when logging in.


Messaging and Assist 💬

Send review requests based on guest sentiment
Only follow up with guests who had a great experience to boost positive reviews and protect your reputation. 

Custom gap night messages
Get more control over where your gap night offers go. Use property tags, buildings, or groups to target the right properties and drive more bookings.

New Auto Message Filters

  • Guest of Owner: Skip emails for owner friends and family who don’t need instructions
  • IS NOT Filters: Exclude properties or tags from messages, like “is not pet friendly”

Guide enhancements 📲

Access code rules
Control when guests can access info in the Guide. By default, codes appear two hours before check-in, helping you avoid early arrivals and keep things secure.

Guide Localization
Give every guest the right information in the language they’re most comfortable with. Our Guide is now available in English, Spanish, or French.


Integration Updates 🔗

  • Streamline WiFi Code Sync: If you use Streamline, you can now pull WiFi names and passwords into Breezeway automatically. No more manual uploads.
  • Rent Manager Move-Out Date Setting: If your tenants stay month-to-month, you can now use the Expected Move Out Date from Rent Manager to keep reservation timelines more accurate.
